Indianapolis Real Estate

Many cities in the Midwest struggled with weak economies in 2005, however the city of Indianapolis, true to its car racing spirit, zoomed ahead of the competition with the fastest economic growth in the region. According to the Property & Portfolio Research, a real-estate analysis firm in Boston, the demand for commercial real estate in Indianopolis is growing and job vacances are down in most sectors.

A central location served by by five interstate highways and low costs have helped Indianapolis become a national distribution hub. Commercial property prices in Indianapolis are lower than the national average and the cost of doing business is lower compared to the nearby cities, including Chicago and Cleveland. Plenty of land is available since there are no mountains or hilly regions nearby. Several real estate firms predict that the commercial and residential real estate markets will continue to do well due to these reasons.

According to a report released by C.B.Richard Ellis, a leading real estate firm, a large number of Indianapolis-based small and medium-sized businesses that relocated to larger spaces and the suburbs grew last year. The report forecasts a drop in vacancies in the suburban office market, fresh investments in office buildings, and continued popularity of open-air shopping centers.

The growth trend in the office buildings sector in 2005 is expected to continue further, boosting occupancy rates. Suburban office buildings were highly popular, with 25 percent of them trading hands in ownership or occupancy in 2005. The CB Rihard Ellis report suggests that these trends might result in a modest increase in rents, but not everybody agrees.

For the fifth consecutive year, residential real estate sales also continued to grow in Indianapolis. This was possible because of the low mortgage rates. In its 2006 forecast, CB Richard Ellis forecasts that Indianapolis will continue to see the growth of tenants-in-common investors in multi-family housing units. The company also anticipates a slowdown in single-family home sales, as prices gradually continue to increase.

The Eos Convertible Is Like BMW 3 Series Made Simpler

Compared to ordinary cars, convertibles by far cost more especially when it is hard top models. The Volkswagen Eos 3.2L convertible is a fun and sporty car based on the Jetta platform. This sparkling silver test car looks cute, sporty, and delivers an especially handsome profile with the top down.

The Volkswagen Eos is like a BMW 3 Series made simple. The Eos 3.2 has a starting price of $36,850 and can reach $39,930 with addition of some option package. The top-level Eos features Volkswagen?s powerful 3.2-liter VR6 engine that pounds out 250 horsepower and 236 foot-pounds of torque. Volkswagen?s 3.2L convertible is equipped with 18-inch Pirelli R-rated tires that provide the front-drive top-down with a ton of grip. The Eos' steering is accurate and feels extensive and purposeful. It also loosens up a bit at highway speeds caused by its electro-mechanical power unit with speed-sensitive assist.

Eos provides a sporty ride but not as extreme like any other German sport models. The multi-link rear suspension is responsible Eos firm handling. Braking is also reliable with its super four-wheel discs that clamp you down in a hurry. Anti-locks and stability system are also offered as standard features of the Eos.

The Eos is quite efficient when it comes to gas usage. The six-speed automatic shifts smoothly but aggressively when needed. Its EPA records 22 mpg for city driving while 29 mpg for highway driving.

To refrain from spending too much on your Eos go for a 2.0 liter 4 cylinder with turbocharger that cost $28,110 instead of spending over $40,000. For $28,110 you get a 200 horsepower that will shoot you up away from stops and zip you up to highway speeds. Its EPA rate is 23 mpg for city driving while 32 mpg for highway driving.

In terms of interior you will also get the same look and feel as that of the pricier model. There is also enough head and legroom in the front and moderate at the back. It can seat four people. It also has a classy and yet youthful looking interiors that come with gray leather sport seats and are offered as part of the $650 option package. These leather sport seats are well formed with very good side bolsters that would make you feel like a racer.

You will also love it because its top is hydraulically activated plus its has a giant built-in sunroof which is operated by small lever between the front seats, which makes the roof's front half slides up and back like a regular sunroof. And by pulling another small lever puts the whole roof down. The whole operation took about 20 seconds. The Eos is also equipped with high quality VW auto parts such as the popular vw belt which is renowned for quality and durability.

The dash is black with a leather texture. The nice brushed metal trim to accentuate the doors, center stack and air vents. Likewise, the lower half of the dash is a matching gray to the seats. Gauges are big and easy to read with big tach and speedometer next to the water and gas gauges and with a red digital readout dead center that includes outside thermometer, the radio, clock, odometers and trip computer. Everything was made more visible and Volkswagen takes it even further with the used of the indigo blue gauge backlighting that is perfect at night.

The Eos also has door locks, power windows, and mirrors plus automatic headlights. It has dual automatic climate controls that work well and its good sound system was fairly easy to tune. The test car added a navigation system costing $1,800 that includes a six-disc changer in the center armrest, a different locale.

Also standard in the Eos is a tilt-and-telescope steering wheel and 12-way power front seats with multi-position lumbar support. The seats are heated and have five settings too. VW has loaded the Eos with a tire pressure sensor; side and curtain air bags; heated outside mirrors; and good overhead lighting.

And as part of the sport seat package, the test car has some toggles on the back of the wheel to enable manual shifting of gears with the tap of a finger. If there?s one thing that the Eos lacks, it?s probably trunk space, which is a meager 5.4 cubic feet. But in fairness to the Eos it can accommodate a small bag or a couple briefcases.

When showing your home, it is vitally important that you keep safety in mind. There are some weird people out there, and you should not unnecessarily risk exposure to them. Bad apples are a very rare event in real estate, but the consequences can be horrendous.

So, what should you do when showing your home? The first step is to make sure you do not show it alone. You should have another family member with you. If you are a single person, you can ask a friend to attend the showing with you. If that is not practical, you should ask a mortgage broker to come to the showing. Mortgage brokers are happy to do so as they like to talk to potential buyers about financing needs. Regardless of how you approach it, make sure you are not alone. Two or more people generally will scare off anyone of dubious character.

The second step is to evaluate the person that asks to see the home. Again, the key is to use your common sense. If they give you the creeps on the phone, refuse to show them the home. You do not have to be rude, just tell them you have an interested buyer and are going to see if it results in a sale.

Finally, it is hard to evaluate people, particularly on the phone. What most sellers forget is that they control the timing of the showing. If your neighborhood is deserted during the work day, set the showing on the weekend. Also, try to show the home to multiple parties at one time. This is safer and creates a potential bidding war that can only benefit you.

Obviously, the real estate rapist represents the worst possible scenario. If you use your common sense and take some precautionary steps, you should not have any problems when showing your property.

Then, by moving any peg just one space horizontally or vertically (no diagonal moves allowed!), you begin eliminating other pegs. It takes a lot of thought and brain power to finish the game with one peg left on the board.

Staying Fit & Healthy At The Holidays!

Holidays are the most wonderful time of the year. However, they can come with some of the greatest anxiety. Routines change, tempting food prevails... on average, Americans gain 1 lb at the holidays and the majority of them don't lose it in the new year. After several years of festive holiday weight gaining, this can add up! Listed below are some great tips on how to enjoy the holidays while staying active and eating sensibly.

Fitness

-Plan to be healthy with your family this year! Share your goals with them and get them revved up to partake in your activities! Everyone wants to feel good, especially during the holidays! Eat & move for energy!

-Don?t put your fitness plan on hold until the New Year. If you can?t exercise as often during this time period as you normally do, find a way to add activity into the things that are taking up your time? For example ? if you have to go shopping for gifts instead of to the gym one afternoon, spend and extra 15 minutes at the end walking up and down the mall. Focus on maintaining activity verses trying to increase it when time is tight!

-On days that you don?t have time for a workout, take 10 minutes in your day to do some form of activity ? even if it is just lunges around your house or a push-up, sit-up and lunge circuit! 10 minutes of vigorous activity will get the heart pumping, blood flowing, muscles moving, calories burning and energy refreshed.

Nutrition

-During a celebration, go through the buffet line one time and allow yourself to take what you want. Do not go back for seconds. Seconds, thirds and fourths are when you lose all sense of control!

-If you enjoy baking, commit to giving away a portion of everything you make. This allows you to make other people smile while you keep your indulging to a minimum!

-Give yourself permission to enjoy a ?big? day, just try to stay within moderation. You can have a piece of pie, but don?t have two pieces of pie in the same sitting! Try sharing a piece instead.

-Don?t skip meals. Try to eat 5 small meals throughout the day to keep blood sugar/energy levels the same and avoid cravings/hunger headaches. Many people ?reason? that on big eating days, they shouldn?t eat breakfast or lunch so that they can ?indulge? at the big meal. By doing this, you are likely to take in 2-3 times as many calories than if you would eat throughout the day. (some experts have estimated saving up for one big meal can mean you take in 4500-5000 calories in one sitting!)

-Eat Slowly. It takes about 20 minutes for your stomach to send the signals to your brain to let it know you are full. Chew your food well and always drink some water in-between each bite. This will help in digestion, create that ?full? effect quicker and help you to slow down.

-Begin a meal with a salad and a glass of water. The salad will increase your fiber intake, allow you to feel fuller quicker and provide you a serving of vegetables. The water helps to stimulate the signal to the brain that the stomach is getting full.

-Quarter your plate into sections. One quarter should be protein, another carbs, the other two should both be vegetables and/or fruit.

-Eat Fiber. It also contributes to a feeling of fullness and honestly, our American diet doesn?t cater to getting enough of it in!

-OH THOSE OFFICE GOODIES! Come prepared! You know that someone will be bringing in cookies, or holiday snacks and cakes and all of the other regulars. Arm yourself with healthy snacks so that as those afternoon munchies come on, you don?t head into the breakroom for round two of ?temptationland?.

-When going to a party, eat a light meal or snack ahead of time so that you aren?t starving by the time you get there. When you are hungry, appetizers are easy to overindulge in and can add calories up quick.

-At holiday dinners, avoid breaded foods, extra rolls, gravy, dressings, butter and cheese. Select grilled meats and try dressing them up with mustards, cranberry, and spices.

-Keep track of your alcohol consumption. The average alcoholic drink contains 150-200 calories per glass. In just 2-3 drinks, you?ve drunk the equivalent to a meal! If you want to have a drink, especially on days where you are planning a big meal, choose wisely. For example, instead of having a full glass of wine, try mixing half a glass of wine with a diet soda or sparking water. This will help cut your calories in half. Also, avoid the drinks that involve sweet mixes and multiple liquors. Sugar and calories add up fast!

Don't Risk Your Baby's Life Get The Right Car Safety Seat


Start looking at baby car seats well before your baby is born. You don't want to get caught out if your baby is born preterm. You'll need a baby car seat before you leave hospital.


Every year thousands of young children loose their lives or sustain serious injuries which could have been prevented if through the correct use of car seats and safety belts.


When choosing a baby car seat don't make your decision based on price alone, all seats available to purchase in the USA meet very strict safety standards but added features in higher price baby car seats may make them easier to use (thus avoiding fitting errors) or even safer than the cheaper options.


Always use a car safety seat that is the right size for your baby, infant or child. You will need to change your car safety seat as they grow.


The safest place for your baby / child to ride is in the back and you must never place your baby in a rear facing baby seat in the front of a vehicle with a passenger air bag.


For all car safety seats make sure you follow the manufacturer's instructions to the letter. Ensuring your baby's safety while traveling is an essential part of baby care and it is not something over which you should become complacent.


For newborn babies and babies up to around 15 months use a rear-facing car safety seat. You can get rear-facing seats that are convertible which means you can use them as front facing seats once your infant is big enough to travel forward facing safely. Rear-facing seats which are safe up to 22 pounds are suitable for babies up to 6-9 months and rear-facing seats which are safe up to 29 pounds are suitable for babies up to 12-15 months.


Once your infant has reached 12 months of age and weighs at least 20 pounds he can safely travel in a forward facing seat. If you have a convertible seat you can just switch to using it as a forward facing seat. Otherwise you can look at a built in, combination or forward facing seats which are usually suitable for infants up to 40 pounds (4 years).


Many states now have booster seat laws with children between 4 - 6 or 4 - 8 years (depending on the state) having to use booster seats by law.


There are many booster seats available with some suitable for infants weighing just 20 pounds (9 months) but are generally geared towards children from 4 years old ( 33 pounds or more) up to 11 years.


Booster cushions are suitable for children weighing 48 pounds or more (6 - 11 years of age).

Property Price Gains Attract New Buyers To Malta

UK and European investors looking for high growth in 2007 are hoping for a repeat of the property inflation seen in Malta when it joined the EU in 2004, and it could become reality with the news that low cost airlines are to fly to the island, giving their real estate industry expectation that 2007 could be an exceptional year for price rises and sales.

In recent years the arrival of low cost - sometimes referred to as 'no frills' - airlines to a regional airport has seen property prices within a two hour drive escalate in popularity and price, especially among British buyers for France and Spain.

With the advent of these new flights to Malta, there is a possibility that demand for real estate in Malta will increase.

Commenting on the news, Malta holidays guide www.yourmalta.com say that a double digit property inflation figure for Malta is quite possible for 2007.

'Cheap airline destinations have proved to be a magnet for UK property investors, and if that trend continues then prices will go up in the next twelve to twenty four months', they say.

'Other than the local market, the UK provides most buyers for property in Malta, and with the British economy doing well it's quite possible that the island will be seen as a good investment opportunity'.

The weather in Malta and low fares could be a magnet for buyers.'

There is a warning however from YourMalta that property prices on the island might not necessarily escalate in the same way that regions of France have seen when low cost airlines have started flying to their region.

'The Malta government has allowed more land to be used for property, and we anticipate a lot more apartment blocks being built short and medium term. Supply might well meet demand. Unless the political map of Malta changes and with it a change of policy towards her environment, there is a danger of Malta becoming the Tower Hamlets of the Mediterranean, or 1970's Spain where development spoiled much of the coast.'

Concern has also been expressed on the island about the infrastructure, with some tourists and potential property investors berating the state of the roads and - compared to mainland European and UK standards - dangerous construction sites.

'The real winners from the low cost flights could be the Malta hotels rather than the property industry', conclude YourMalta. 'We envisage a lot more people taking short three and four day Malta holidays, often booking their flights and hotels on the internet rather than via a traditional high street travel agent store'.

Sustainable Home Building

Sustainable design is the buzzword today along with green building. There is a difference between the two. While green building means resource efficient and environmentally conscious, sustainable design is based on three areas; energy conservation, indoor air quality, and resource conservation. Viewed as new-age in construction circles, sustainable design looks at homes holistically, and not just a bunch of unrelated systems thrown together. Natural forms of energy, such as wind, solar, and geo-thermal if available on-site are maximized.

A new rating system for sustainable building has been rolled out. LEED or Leadership in Energy and Environmental Design for Homes was begun in mid-2005 by the U.S. Green Building Council on a trial basis in 12 locations across the country. It is a rating system like Energy Star Homes program sponsored by the U.S. Department of Energy. When the pilot program is completed in 2007 a updated rating system will be issued.

Homeowners can expect sustainable homes to be at the minimum more energy efficient and offer occupants better air quality. Home Sellers Now is the Time to Make a Change

The mechanics of selling a house is on the road to change. In Southern California, specifically the Inland Empire of Riverside and San Bernardino Counties, where I have practiced for many years, Sellers are beginning to feel the change in buyers attitudes.

Buyers are now expecting to pay a little less for a home then they did about a year ago. Todays prospective buyer is spending a lot more time looking on the internet even before they contact a real estate agent to see what housing prices are like and what interest rates to buy those homes are doing.

I am a Real Estate Agent and a Loan Specialist, and have been watching the real estate market and the interest rates change for the past several months.

Today, for a Seller to sell their home in a timely manner, the price must now be within the actual market prices or below. The days of putting your house on the market and have it sell almost immediately are gone. There is a lot more to it now.

1. There are many listing agents making sure that the commission offered to a selling agent is either at the old normal rates or above, so that an agent who is looking for a property for a client will show and sell that particular home. I have seen several offering 3.5% and 4% to the selling agent with bonuses, plus sellers are willing to help with buyer closing costs.

2. The next obstacle to overcome is how the home shows to prospective buyers. You need to remember that now there are more homes on the market, giving buyers a lot more choices. You, the seller, want your home to show at its best.

3. This leads us to the ?Staging? of a home. Less is always better. If your home needs painting, paint it. If your carpets need to be cleaned, clean them. Set your dining room table with nice tablecloths and nice dinner ware. Take most everything on your kitchen counter tops off. If your living room or family room looks like there is too much furniture, make it disappear. Rent a storage space if necessary. Even closets and pantries need to be neat and tidy. Buyers tend to look everywhere. There are still many new homes being built, go and check them out. See how a professional stages a model home.

4. A First Impression is Everything. Your agent will normally take photos of your home and the one that goes on the Multiple Listing Service, Realtor.com, etc., is the front of your house. Water the lawn, clean up by the front door, put potted plants if you can, and make sure when your agent takes pictures that no cars are in the way. This first photo will also have a bearing on what the agent thinks. Will that agent even tell a prospective buyer that your house is for sale?

5. Landscaping I have seen some properties offered that because the seller has no landscaping in the back yard that the buyer will get an allowance at the close of escrow. If you can, and have the time, put down some fertilizer and grass seed and put in your own back yard. This can really make a difference. Always keep in the back of your mind, you?re the seller who wants their house sold. A Buyer has lots more choices today and would probably go on to the next house if they felt they had to put several thousand dollars into a back yard that they wouldn?t have to spend with another house.

First and foremost, buyers are just as conscious of money and how much they spend as you are on how much you can actually get for your house and move on to the next one.

Car Seat Selection Tips

Its important to choose a car seat designed for your childs age and weight to give him or her the best chance of escaping injury in a crash. There are three main types of car seats -- infant car seats, infant/toddler convertible car seats, and booster seats. Below are the facts about car seat options and some tips for making educated purchasing decisions for each car-seat type:

If your baby is less than a year old, he or she must ride in a rear-facing car seat.

One choice is to buy a rear-facing infant car seat (suitable for babies up to 20lbs), that will fit your baby snugly during the first few months and often comes with a handle for easy carrying. And, if youre looking for the utmost in convenience, select a travel system. Infant travel systems include a ready made car seat and stroller combination.

The downside to the infant car seat is that youll spend $60 to $150 on the seat and your child will outgrow it in 6 months to a year. Youll have to upgrade to a convertible car seat once your baby reaches 20 lbs. If this is a concern for you, you can buy a convertible car seat that will face the rear for your newborn and can turn around to face the front for your baby once he or she reaches 20 lbs.

However, some parents feel that their newborn is swimming in a convertible car seat and prefer to use an infant car seat until their baby gets big enough to sit in a front-facing car seat.

No matter what you decide to use for your infant, youll eventually need a convertible car seat.

Regardless of the choice you make as to whether to use a convertible car seat from day one or use an infant car seat until your baby weighs 20 lbs, youll need to buy a convertible car seat at some point. Convertible car seats are larger than infant-only car seats and are designed to grow with your child through the toddler years. Most convertible car seats fit babies up to 40 lbs (usually around age 4) and some convert to a booster car seat and are safe for children up to 80 lbs.

Convertible car seats range in price from $80 to $300.

For toddlers weighing more than 40 lbs and big kids, youll need a booster car seat.

Top Tips for Home Buyers and Sellers During the Holidays in 2006

Searching for or selling a home in November or December can be stressful in addition to the built-in holiday frenzy. Simple tips for buyers and sellers can minimize stress and possibly facilitate a sale.

Sellers.

-Consider potential buyers spiritual backgrounds in your market before decorating for a holiday.

-Less is more when decorating a home for the holidays while you are trying to sell. Streamline the amount of holiday specific decorations you display.

-Large over-size Christmas trees and other holiday decorations consume space that might make rooms or landscapes appear smaller.

-Install and remove exterior holiday decorations 2 weeks before and after holiday.

-Turn off lighted holiday decorations before showings, buyers should focus on your home and not your decorations.

-If you are having out-of-town house guests, ask your real estate agent to postpone showings until after your guests depart.

-Display summer photos of home and gardens to inform buyers of the features of the home in other seasons.

-Before showings remove snow, ice and leaves from walkways and driveways. Don't overlook outside entrances to basements, garages, and porches. Pet dropping are a turn-off to buyers.

Buyers.

-You can find motivated sellers at year-end, but don't think they'll give away their home. Do your homework before drafting a real estate contract. Look only at sold comparable's from the last six months.

-Don't be afraid to ask for concessions from sellers. Popular give-backs from sellers to buyers are: property and transfer tax rebates, closing cost credits and paying mortgage points.

-When performing a home inspection in wintry weather, it's easy to forgo adequate roof and air-conditioning condenser reviews. If you can't see or operate a structural or mechanical system, ask for an extension until the weather improves.

-Patience rules at the holidays. Everyone is busy, and if it takes an extra day to view a property, it's not uncommon.

-If you plan to close the purchase or sale of a home near a holiday, check with your agent, title company and lender to verify two business days before closing that they have all the required documents and funds have been wired to complete the transaction.

-If you are closing on your new home, select a mid-week day, early in the day, to schedule your closing time, to accommodate last minute delays by a mortgage loan processor, insurance or title company.

-If you plan to move during the holidays, keep in mind that moving companies will require more notice and could charge additional fees for packing, moving and delivering household goods on week-ends and holidays.

Board Games Introducing New Games to Your Gaming Group

You have gone through the process of getting some friends together and you want to introduce them to a new game. The good news is that they are not looking to you as a master of this new game. They really want a guide to get them past the rules and get to the gaming goodness - the reason they came to the event to begin with.

Be Familiar with Your Games

What's the worst thing you can do with a new game? Read the rules in front of your gaming group. Some of these games come with Rule Guides of over 35 pages. It is not practical to read that as you go. Chances are you won't have anyone at your next gaming event if this is how you plan to handle it.

The important part of this process is not complete mastery. It is maintaining control long enough for everyone to get the hang of the game themselves. What your friends want from the situation is to play the game with the correct set of rules.

They want to know:

* How do they win?

* What do I do when it is my turn?

* How do I interact with others?


These are the points you need to cover at the very beginning, so they understand where all the explanation is leading.

If you forget certain rules, it is alright to add them later. You're goal here is to get past the basic explanation so everyone can enjoy the game. You lose control of the situation and your friends' attention the minute you go to look up a set of rules in the rule book.

Set Up the Game Before You Start

This is one of the most important steps you can take to improve your success in teaching new people a game. Good speakers use props to enhance their presentations. You certainly don't need PowerPoint for this, but having the game as a reference is a great tool.

This allows for two things.

1. You can use the game bits and cards to explain points.
2. People can play the game immediately after you are done.

Introduce the Goal

Every game has a goal. Some are simple goals, like If you have the most points by turn 10, you win. Other games have more complex, and really don't make sense until you review the rules of the game. Make sure you explain these goals up front and make sure you repeat them often.

Whatever the goal, people like to know what they need to accomplish. This is what drags them through the process of hearing the rules. With the end in mind, they can get through and understand the means.

If you don't do this, your audience will constantly be wondering how does this help me win? This is distracting to the learner and you want to eliminate it. If you can't explain it well at the beginning, give them keywords or something to latch onto, so they understand it when it shows up. You can even just say something like victory points are good, knights are good, cities and roads are good, or keeping all your resources is bad.

Three is a Magic Number

People like to learn things in groups of three. There is a rhythm and flow to things that come in a set of three. Many games have choices to present - do it in groups of three when possible. For example, you can gather a resource, attack your neighbor, or choose an opportunity card.

Some games make it complicated - you get three things to do on your turn and each of those items offers several options. The best way to explain that is On your turn, you are going to do X, Y, and Z. For you to accomplish X, you have three choices. They are 1, 2, or 3. Let's go over 1 first.

Don't force this concept where it does not exist, though. That just leads to confusion. You can look for patterns in the rules, though. Sometimes there are team decisions, defensive decisions, or offensive actions you can take. You can divide your descriptions into these categories if you wanted to.

Wash, Rinse, and REPEAT!

As you are explaining the game, it is beneficial to your audience if you repeat certain things, like how to win the game. Also, it is nice to do this if you are going through a set of choices. How do you do this?

Let's go back to the X, Y, and Z example from earlier. You are talking about the first action you need to do on your turn, action X. You need to explain choice 1, 2, and 3. When you are done, you say something like OK, that's the first part of your turn. That was X. Now, let's take a look at Y. While doing this, rephrase the rules you just offered, rather than repeating them again the same way. This will help some of your group get it if they had not already.

Introducing Game Terms

Lots of games have common things, but they go by different names. Make these associations for your group and then introduce them to the correct terms for the game you are trying to teach them. A good example of this type of item is money. If you can get away without using the game jargon, that will help your group grasp concepts better. For example, if you are introducing Settlers of Catan, there is no money in the game. But, there are resources. You can equate these to money and talk about how you buy things with combinations of money, or esources. This allows you to add your own flair to the instruction and bring people into the game quicker.

Talk to Me

Teaching new gamers a game should be a conversation, not a boring lecture. People want to have fun, not watch you give a fancy presentation. Watch to make sure your fellow gamers are getting what you are saying and don't be afraid to go back and reiterate something you already mentioned - even if you have to revisit a concept several times.

Don't single out people that are having trouble grasping the rules. One of the worst things you can do is set them up to look slow. They won't want to ask questions after that. It is also possible that they may not return for another gaming session.

Here's A Personal Experience For You

I got a new game, Starcraft the Board Game, about two months ago. I was sure my wife would be interested in checking it out, so she could kick my intersteller butt. This game had a 45 page rule guide. I did not follow any of these suggestions for myself and suggested we go through the guide and try to teach ourselves. Well, four hours later, we had gotten to the point where we actually started to understand what the rules were saying and we attempted to play. This was possibly one of the worst gaming experiences for her. To this day, she refuses to really try to play that game.

We had a better experience this last weekend with Shadows Over Camelot. I introduced it to her and her mother. I watched a few videos on www.youtube.com about the game and was a little more familiar with how the game played. This went fairly smoothly. We attempted a game on Friday night with rules in hand. Then, on Saturday night, we played one game with the rules, but a little faster. We were enjoying it enough to give it a go for a third time - that was the kicker. This was a tense game with great team play and lots of table-talk. But, very little use of the rule book. This one was a success.

It Can Be A Rewarding Experience

Introducing your friends to a new game can be a very rewarding experience and a great way to get your games on the table and into rotation with your game group.

One Last Suggestion

There is a practice at the country western clubs that actually can be useful for you in your gaming group. About an hour before the club starts hopping, the DJ opens the dance floor and teaches people how to do many of the line dances they will see throughout the night. Obviously, you won't be line dancing at your gaming party (are you?) but the lesson is solid. Announce the games you will be playing before the event. If someone is new to that game, allow them to come early for an introduction to those games. That way, you don't have to take up game time with a rules introduction. Also, it allows fellow gamers to try to introduce games in a non-threatening environment.

Once everyone is comfortable with this process, you can rotate who does the teaching at each event.
